Vista Lucia is a master-planned community in Gonzales, CA, designed with a comprehensive land-use framework that integrates a range of residential densities, neighborhood amenities, and community-serving open spaces. The plan organizes the site into distinct low, medium, medium-high, and high-density residential areas, supported by a structured roadway network and multiple promenades that connect neighborhoods to parks, greenbelts, and open-space corridors. The land use plan also includes areas designated for neighborhood commercial mixed use, a future school site, and several detention and buffer zones that form part of the project’s integrated stormwater strategy.  HMH’s scope includes master planning, land planning, circulation design, and infrastructure coordination to ensure a balanced and efficient layout that supports phased development.
